The apartment:
- 1x king size bed and 1x full size sofa bed
- 3 guests MAX.

- Laundry is available in the building. You will have to pay for it separately.
Parking:
- No Parking on premise. It is your responsibility to find parking.
- We don't advise driving in Boston. Parking can be extremely expensive and a big hassle.
Check-in:
- Please adhere to the check-in time on your reservation.
- Early check-in is available for a small fee. It can be requested on our portal.
- 1pm Late check-out is available for a small fee. It can be requested on our portal.
- Early check-in and late check-out is subject to availability if requested last minute.
Pets:
- Pets are not allowed.
Things to Note:
- This reservation may be subject to a refundable security deposit, not more than $350. This is a requirement from our insurance.
- 28 nights+ reservations are subject to a $2500 refundable security deposit.
- Subject to street noise due to location. You're in downtown Boston and the location is very noisy at all hours.
- You will encounter homeless people. You're in downtown.
- We are required to obtain a copy of your ID until checkout. You can submit it on our portal after making the reservation.
- We have a doorbell camera.
- Any attempt of throwing a party will result in immediate termination.
- Smoking is not allowed inside the apartment or the building.
- This reservation will be canceled if you have a violent criminal history. Our system automatically checks.
- AC is unavailable between October 15th and May 5th.

First of all, the air conditioning was absolutely fabulous. If this is as important to you as it is to me, then you've found your place. The location was also perfect because we were taking our kid to Emerson and it's just a block away. In general, it's a great area to stay with a T stop kitty corner across the street, Boston Common right there, and lots of great restaurants of all kinds. Also many theaters within walking distance. The whole place was super clean and check-in/out were easy and quick. We didn't cook, but the kitchen was well equipped if we'd wanted to. I know some others have said that they did not have enough linens when they had 3 or more in their group but we had plenty and the couch was made up with a sheet already when we arrived. It could be a bit noisy in the night but not so much that it disturbed our sleep. This will definitely be our go-to lodgings for subsequent visits.
Good location but the building itself is not as nice as you would imagine. The apartment looks better in the pictures than in person. Windows did not stay up when opened, bed sheets were not washed, cheap blinds in the bedroom were broken and hung very improperly with tape. Door knobs falling off, not enough towels for three people. Security at the entrance was not professional or courteous. When we walked in the door there was an eviction notice for this company from the building owner. It was dated 5/18/22. We felt safe overall and location is good. It’s a corporate -run Airbnb, which I did not like. Too many automated texts before check-in. I can go on.
The best things about this apartment are the location and the amount of space in the unit. The Boston Common is literally across the street and the Public Garden is 1 block away. Restaurants, shopping, and subway stops are all conveniently close. Starbucks is in the building and Tatte bakery is across the street so breakfast is super easy. Though, the unit had a well appointed kitchen, with coffee + coffee maker provided. We found the apartment had plenty of space for our family of 2 adults and 1 small kid. While the unit was a little cosmetically run down, as mentioned by other reviews, we found it clean and accommodating to our needs. The main negative was the noise from the elevator and the street, which the sound machine we brought helped to drown out a little. The location of this apartment just cannot be beat.
